Cracked chimney and penetration flashing

Water running down an internal wall near a chimney, skylight or vent usually means the flashing has failed — the metal seal where something pierces the roof.

What flashing is

Wherever a chimney or vent pipe passes through the roof there is a gap. Roofers seal it with malleable metal sheets — traditionally lead — tucked into the brickwork and moulded tightly over the tiles to form a watertight transition.

How it cracks
